WHY I WORK THIS WAY
Real Estate Has More Information Than Ever. The Hard Part Is Knowing What It Means.
Listings, disclosures, maps, ordinances, inspections, tax records, association documents, and market data can provide enormous amounts of information. But information alone does not tell someone whether a property will actually support the use, responsibilities, trade-offs, and ownership experience they have in mind.
That recurring gap led Sander to develop Property Decision Intelligence: a discipline built around Observation → Interpretation → Judgment.
HOW I WORK
Principles I Don’t Want to Compromise.
Understanding before assumption
A listing description is a starting point. Important property claims should be understood in context and verified through the appropriate source.
Purpose before features
A property isn’t “good” in the abstract. The useful question is whether it supports what the buyer, seller, or owner is actually trying to accomplish.
Interpretation before judgment
Facts matter. So does understanding what those facts mean together before consequential decisions are made.
The right professional for the right question
A broker shouldn’t pretend to be the attorney, engineer, surveyor, health department, appraiser, or zoning authority. Good representation includes knowing when another professional must establish the answer.

THE STORY
Six Generations in Leelanau County. A Career Built Around Understanding Property.
- MID-1800s
Six Generations in Leelanau County
Roots
The Scott family, along with the Gill family, first settled along the Lake Michigan shoreline near Northport in the mid-1800s. That connection to Northern Michigan would continue across six generations.
- 1970–1989
Growing Up on Northport Bay
Water
Sander grew up on Northport Bay, where waterfront was part of everyday life rather than simply a category of real estate. Those years provided firsthand experience with seasonality, shoreline conditions, use, maintenance, community, and stewardship.
- 1994–2019
25 Years in Public Education
Education
Sander spent 25 years in public education in the Traverse City area as a teacher, coach, principal, and associate superintendent. Education developed skills that would later shape his approach to real estate: gathering information, interpreting it, weighing trade-offs, asking better questions, and helping people make consequential decisions.
- 2019
From Public Education to Real Estate
Real Estate
After leaving public education, Sander moved into real estate in 2019. The setting changed, but much of the work remained familiar: helping people understand information, weigh uncertainty and trade-offs, and make decisions with long-term consequences.
- 2023
Founding Net Real Estate
Brokerage
Sander founded Net Real Estate in 2023 as an independent Northern Michigan real estate brokerage. The brokerage became the professional setting for his buyer and seller representation and his increasingly deliberate approach to understanding how properties actually work.
- 2026
Turning Repeated Property Questions Into a Discipline
Property Decision Intelligence
Years of brokerage revealed a recurring problem: buyers and sellers could have abundant property information without necessarily understanding what those facts meant together for the decision they were trying to make.
That observation became the foundation for Property Decision Intelligence—a discipline built around moving from Observation → Interpretation → Judgment.
